Self-managed buildings
The building pays one subscription. Owners share the repair history and take part in decisions, with the organiser reviewing trade messages before they’re sent.

The same building tariff applies to every scheme you enrol. A scheme is one body corporate or owners corporation, even if it contains several physical buildings.

What does a building pay?
The monthly software price is $29 per scheme plus $3 per habitable lot. A ten-lot scheme pays $59 AUD per month. The same tariff applies whether owners manage it themselves or use a strata manager. Prices exclude GST where applicable.
Which lots count?
Count the residential lots in the scheme. Separate car parks and storage lots are excluded. The base fee applies once to the body corporate or owners corporation, even if the scheme contains multiple physical buildings. Commercial and mixed-use schemes need their billing scope confirmed before enrolment.
Do we need the agency branding add-on?
No. The software subscription includes Bloc’s standard email and connected WhatsApp channels. Agency branding is optional and changes the identity and reporting address people use to reach your agency. It does not change the approvals or maintenance record in Bloc.
Can we use our current WhatsApp number and email domain?
That needs to be checked before setup. The branding package covers one WhatsApp identity and one reporting email address on a domain or subdomain you control. Account approval, number eligibility and domain access must be confirmed before activation. Additional numbers, domains or integrations are scoped separately.
Do people or routine messages cost extra?
Managers, owners and committee members don’t create extra seat charges. Routine emails and supported WhatsApp reports and updates are included in the software subscription, with no separate charge for each message.
Is repair work or custom integration included?
Repair work, contractor charges and professional services are paid separately. Bespoke integrations and additional rollout services need an agreed scope and quote. The agency branding setup fee covers the branding package only.
