Bloc embeds in your strata agency and takes the inbox load off your managers’ desks.

Bloc plugs into your Microsoft 365 tenant and gets email triage running — drafts in each manager’s voice, reviewed by your people. From there, the goal is automated casework: maintenance routed, owner replies and work orders drafted, all queued for review. I embed until the tooling gets there on your real mail.

01 — The problem

Strata managers are buried in admin.

Strata management is mostly admin — inbox, casework, meetings. Most of it doesn’t need a human. I take that work on, using AI tools I’m building inside the engagement, so your managers can focus on the work that needs a person: relationships, judgement, the calls that matter.

Every agency has seen an AI demo by now. Almost none have one running in production. Demos don’t survive contact with your real mail — I sit inside the agency, on your real mail, until they do.

P.01 · Inbox

Email triage that
actually routes.

Hundreds of messages from owners, tenants, and trades every day. I read, classify, and route to the right manager — running the tooling on your real mail.

9 CATEGORIES · SCORED ON YOUR OWN MAILTriage
P.02 · Casework

Email threads into
trackable cases.

Maintenance, complaints, by-law issues. Each becomes a structured case — a drafted owner reply and a drafted work order, handed to a human before anything sends.

OWNER REPLY · WORK ORDER · HUMAN REVIEWCasework
P.03 · Meetings

AGMs prepared,
motions drafted, minutes done.

Agendas built from your inbox state. Motions drafted against BCCM and state strata law. Compliant minutes from the recording. Action items routed back into Casework.

AGM · EGM · COMMITTEEMeetings
P.04 · Compliance

Compliance work
on the horizon list.

AFSS, lift certification, insurance renewals, statutory meeting windows. Today I classify and route the inbound mail about them. Co-development candidate.

02 — How it runs

Scope. Diagnose.
Embed. Improve.

A paid diagnostic before any embed commitment. Shadow mode before go-live. I sit inside the engagement and run the workload — no rotating delivery team. No single signoff over ten thousand dollars.

STEP01

Scoping call

No cost
20 MIN

A 20-minute call to confirm fit. If your agency isn’t a fit, I’ll tell you on the call.

STEP02

Diagnostic sprint

$8,500
2 WEEKS · CREDITED IN FULL

Two weeks inside your actual mail. Read-only Microsoft 365 access, 90-day lookback, every message classified against the strata taxonomy. You get a written diagnostic and a fixed-price embed proposal. Yours to keep; credited in full against the embed if you proceed within 60 days.

STEP03

Embed

From $18,000
4–6 WEEKS · LESS DIAGNOSTIC CREDIT

Four to six weeks of me deployed inside your agency. I work alongside your team to wire Bloc into your Microsoft 365 tenant and your PMS — Strata Master live today, StrataMax on the roadmap (one-time roll import where no integration exists yet) — then calibrate voiceprints and stand up the dashboard against your own mail. Triage runs in shadow, then live with 30 days of close-support hypercare.

STEP04

Embedded retainer

From $2,400/mo
PER AGENCY · MONTHLY · QBR

A monthly retainer for me to keep running the workload inside your agency — Triage across every inbox-handling manager, hosting, monitoring, voiceprint refinement, monthly working session, quarterly review. New workstreams join the same retainer at your founding rate. You’re paying for me to run the work until the products are good enough to run without me.

Annual prepay earns 10% off the retainer. All prices ex GST.

03 — What I run

Three workstreams. Triage running. The rest built into the engagement that needs them first.

Everything runs on one platform I maintain across every agency. An improvement made for one agency ships to all of them. Every draft is reviewed by a human; auto-send stays off by default.

LIVE · I RUN THIS IN EVERY ENGAGEMENT

Bloc Triage

Every inbound email read, classified, and answered in your manager's own voice — queued for review.

Triage is the workstream that runs in every engagement from day one. Every draft reviewed by a human; auto-send off by default.

IN BUILD · I RUN IT INSIDE THE ENGAGEMENT

Bloc Casework

One maintenance email turned into a drafted owner reply and a drafted trade work order — both queued for review.

Funded by the agencies engaging with me now. Fund the workstream, get it first, keep founding pricing when it stands on its own.

OPEN TO SCOPE AND FUND

Bloc Meetings

AGMs, EGMs, and committee meetings — agendas drafted, motions prepared, minutes returned in your house style.

Not yet in build. Open for a founding agency to scope and fund — same terms as Casework.

04 — Common questions

What people ask first.

The short answers. The longer ones I’ll cover on the scoping call.

Q.01Where does our email and data live?

Your mailbox stays in your existing Microsoft 365 tenant — Bloc reads and writes via the Microsoft Graph API and keeps no copy of your mailbox. Operational data (classifications, drafts-in-review, contact and scheme records) is stored in a per-agency database in an Australian region. AI classification and drafting use OpenAI's API under commercial terms: your data is not used to train AI models. AI processing may occur outside Australia. Everything Bloc learns about your agency is yours, exportable on demand.

Q.02What if we're not on Microsoft 365?

v1 supports Microsoft 365 only. Google Workspace is on the roadmap. IMAP and hosted Exchange aren’t in scope. The scoping call will tell you honestly whether I’m at the right moment for your platform.

Q.03What size agency is Bloc built for?

Independent, principal-led strata agencies managing roughly 800–3,000 lots. The retainer starts from $2,400/month ex GST for a three-manager agency and scales with team size. I always embed across the full agency — half-deployments produce stale voiceprints, so I don’t run partial-team pilots.

Q.04Can you build something specific to our agency?

Yes, within a deliberate boundary. If it runs on your mailbox and lands in the same human-review queue — arrears sequences, renewal chasing, certificate requests, committee packs — I scope it as a funded workstream at a fixed price set from your diagnostic, and run it inside the engagement. If it’s outside that boundary (phone systems, migrations, websites), I’ll say so and point you to someone good.

Q.05Who actually does the work — and what happens if you're hit by a bus?

One engineer — me — embedded in your agency. Every agency runs on the same maintained platform, documented and operable by any competent engineer. Your mail never leaves your Microsoft 365 tenant, and your enrichment data exports on demand in a published schema. You are never structurally dependent on one person’s continuity.

Q.06Is this consulting or software?

Right now, mostly an embedded engineer running your overflow with software I’m hardening. You’re buying my time and judgement, applied through tools I’m building as I go. Everything I build runs on one platform I maintain across every agency, so improvements ship to all of them. As the tooling matures, the retainer shifts: less of me steering, more of the products running on their own. You’re paying for me to use my products on your behalf until the products are good enough to use without me.

05 — Who you’re working with

One engineer, embedded in your agency. Deliberately.

I’m Jason Corbett, a Brisbane-based software engineer. I spent a decade at Expedia building consumer products at scale, most recently leading an engineering team, before leaving in 2025 to start Bloc. Strata management is full of repetitive, structured work that modern AI is genuinely good at — the efficiency gains on the table are obvious enough to be exciting, and that’s why I’m in this space. The person on the scoping call is the person reading your diagnostic, calibrating your voiceprints, and answering the phone in hypercare.

Why Most Strata AI Pilots Fail (And What the 14% Get Right)

Only 14% of enterprise AI agent pilots reach production. The ones that do share a structural pattern, and it's not about the model.
