AI software that takes the inbox and casework workload off strata managers’ desks.
Bloc is purpose-built for Australian strata agencies — reading every inbound email, drafting a reply in each manager’s own voice, and queuing it for a human to approve. A team of eight runs the workload of twelve, and the agency owns the operational data Bloc accumulates along the way.
Strata managers are buried in admin.
Strata management is mostly admin — inbox, casework, meetings. Most of it doesn’t need a human. Bloc handles the repetitive work so your managers can focus on the part of the job that actually pays: relationships, judgement, the calls that need a person.
Email triage that
actually routes.
Hundreds of messages from owners, tenants, and tradespeople every day. Bloc reads, classifies by type and urgency, and routes to the right manager. Your team stops drowning in shared inboxes.
Email threads into
trackable cases.
Maintenance requests, complaints, by-law issues. Each one becomes a structured case with status, SLA, and contractor dispatch — handed back to a human only when judgement is needed.
AGMs prepared,
motions drafted, minutes done.
Agendas built from your inbox state. Motions drafted against BCCM and state strata legislation. Compliant minutes from the recording. Action items routed back into Casework.
Deadlines flagged
before they slip.
AFSS, lift certification, insurance renewals, statutory meeting windows. Bloc surfaces them on a horizon that your managers actually look at, instead of buried in a spreadsheet.
Three modules.
Start with Triage. Add the rest as they ship.
Every module builds on Triage. Every draft is reviewed by a human before it sends — auto-send is off by default. The behavioural data Bloc accumulates about your agency — contacts, trades, committees, voiceprints — is yours, exportable on demand. Priced per manager-inbox, billed monthly.
AU$9,500 one-off per agency. The foundation every Bloc module reads from.
Across the onboarding window, Bloc connects to your Microsoft 365 tenant and PMS, reads ninety days back, and builds the enrichment layer your agency owns — calibrated voiceprint per manager, resolved contacts, committees, trade history, and plan-level policies. Every module reads from it. Flat regardless of headcount because the setup labour doesn’t scale with seats; annual prepay on the monthly subscriptions earns a 10% discount.
Bloc Triage
Every inbound email read, classified, and answered in your manager's own voice — queued for review.
Each manager has a Voiceprint — calibrated from their sent folder, refined every time they edit a draft. Bloc reads every inbound email, classifies it against the strata taxonomy, and writes the reply in that manager's voice. Drafts sit in a review queue. Nothing sends until a human approves it — auto-send stays off by default.
- ◆Voiceprint — every draft written in the manager's own voice, calibrated from their sent folder and refined continuously from their edits.
- ◆Risk flags — Bloc surfaces escalating tone, ignored prior issues, and repeat unanswered enquiries before they become complaints.
- ◆Your enrichment layer — resolved contacts, trades, committees, and voiceprints, owned by your agency and exportable on demand.
- ◆Foundation for every Bloc module — Casework and Meetings read from the same classification, Voiceprint, and enrichment Triage maintains.

- From AU$9,500 + AU$850 / month
Bloc Casework
One maintenance email turned into a drafted owner reply and a drafted trade work order — both queued for review.
When Triage classifies an inbound email as maintenance, Casework takes over. It resolves the lot and the owner against your PMS, picks the trade based on observed behaviour — response time, attendance, quote patterns — and drafts both the reply to the owner and the work order to the trade. Nothing leaves the agency until a human approves both sides.
- ◆Two drafts from one email — owner reply and trade work order generated together from a single inbound maintenance message.
- ◆Trade selection on observed behaviour — response time, attendance, and quote patterns surfaced from Triage history.
- ◆PMS resolution for lots and contacts — Strata Master live; StrataMax and MRI Strata on the roadmap.
- ◆One enrichment layer shared with Triage — case context, trade history, and lot resolution stay in sync across modules.

Bloc Meetings
AGMs, EGMs, and committee meetings — agendas drafted, motions prepared, minutes returned in your house style.
Meetings reads from the same inbox state Triage maintains. It drafts agendas from open issues already classified, prepares motions against BCCM and state-based strata legislation, and returns compliant minutes from the meeting recording. Statutory windows and quorum thresholds are tracked against the PMS. Every output is queued for human review before it leaves the agency.
- ◆Agendas drafted from your inbox state — AGM, EGM, and committee agendas built from open issues already classified in Triage.
- ◆Motions against the legislation — drafts written against BCCM and the relevant state-based strata act.
- ◆Compliant minutes from the recording — formatted to your agency's house style, returned ready for review.
- ◆Statutory reminders — notice windows, quorum thresholds, and voting timelines, with committee composition verified against the PMS.

What people ask first.
Data residency, certifications, fit. The short answers. The longer ones we’ll cover on the discovery call.
Q.01Where does our email and data live?
Inside your existing Microsoft 365 tenant. Bloc reads via the Microsoft Graph API. No email content is stored outside your tenant. Operational metadata sits in a Supabase database provisioned per-agency in an Australian region. The enrichment layer Bloc builds about your agency is yours — exportable on demand in a documented JSON schema, no fee, no retention period.
Q.02Are you certified for SOC 2 or ISO 27001?
Not yet. Bloc is in early production with strata agencies in Queensland. We follow Australian data residency, least-privilege access, and standard security practices. A security overview is available on request.
Q.03What if we're not on Microsoft 365?
v1 supports Microsoft 365 only. Google Workspace support is on the roadmap. IMAP and hosted Exchange aren't in scope for v1. The scoping call will tell you honestly whether we're at the right moment for your agency's mail platform.
Q.04What size agency is Bloc built for?
Independent strata agencies managing 800–3,000 lots, principal-led. Triage is priced per manager-inbox at AU$850/month ex GST with no seat minimum — but Bloc deploys across the full agency, not as a partial-team pilot. Half-deployments produce stale voiceprints and an unrepresentative view of the product. A one-person agency buys one seat; a twelve-person agency buys twelve. The flat AU$9,500 onboarding fee makes the per-agency setup economics work at any size.
Q.05What does onboarding actually cover?
Microsoft 365 tenant connection, PMS integration where one exists or a one-time roll import where it doesn't, a 90-day lookback across your actual inbox to calibrate each manager's voiceprint and populate your dashboard with your own classified mail, and 30 days of close-support hypercare. Flat AU$9,500 ex GST per agency regardless of seat count — the setup labour doesn't scale with manager headcount.
Q.06How long until we see value?
Onboarding takes 4–6 weeks. Your dashboard is populated with your own inbox state from day one of go-live. Most agencies see clear inbox-time savings within the 30-day hypercare window. Full ROI typically lands at month 2–3.
